Homeowners
Covers your single most valuable piece of property, your home.
Also protects other structures on your property which are not attached to home,
as well as Personal Property, Loss of Use, Personal Liability and Medical Payment to others.
Condo/Co-Op
Includes many of the same coverages as a homeowners policy.
Covers additions and alterations, fixtures and installations within the perimeter walls, floor and ceiling of the unit.
The main difference is that the condo owner is not responsible for the building, since the condo association is responsible for that coverage.
Specific responsibilities vary, based on the building's by-laws.
Tenants
Designed for those who rent an apartment, condo or house.
It includes many of the same coverages as the homeowners policy.
The main difference is that a person who rents does not need to protect the building,
since the landlord is responsible for that coverage.
Rental/Landlord
Designed for those who own a home, condo or co-op, but rents the location out to a tenant.
Includes many of the same coverages as a homeowners policy.
The main difference is that a landlord only has limited personal property at that location, and is not responsible for insuring their tenant's personal property.
Premises Coverages
The coverages described below are typical of those included in policies that protect your residence and your possessions.

Coverage A (premises)
Provides protection to your owned home or condo/coOp if damaged by fire, wind, hail, falling objects, or other hazards.
Coverages vary according to policy levels and forms.
Some policies are 'named perils', limited to those hazards which are specifically listed.
The 'Special Form' broadens your dwelling coverage which allows more flexible limits and greater protection.

Coverage B (other structures)
For homeowners, protects structures on your property which are not attached to your home such as garages, sheds, and inground pools.

Coverage C (personal property)
Provides protection for your personal possessions such as clothing and furniture.
Be aware of limitations and exclusions.

Coverage D (living expenses)
Provides protection in the event that you cannot live in your home due to damages listed in your policy.
Provides additional living expenses to compensate you for the extra costs associated with temporarily not being able to live in your home.

Coverage E (liability)
Provides protection for accidental bodily injury or property damage to others for which you are legally liable.
Examples include dog bites, child breaking a neighbor's window, or a guest slipping and falling on your property.
If you are sued, this will also provide the cost of your legal defense.

Coverage F (medical expenses)
Covers medical expenses incurred by others who are injured while on your property or through your personal activities.

Scheduled Personal Property
Protects valuables such as jewelry, antiques, works of art, a coin or stamp collection, fine glass and porcelain collectibles with potential for breakage, musical instruments and cameras.

Home Business
Protects against hazards such as a client being injured in your home, or a laptop computer stolen at the airport.

Common Pitfalls
- Do you think your homeowner's policy covers you for Flood?
It doesn't! Flood Insurance is available, but must be purchased separately.
- Do you have full coverage for those fine arts, antiques, and jewelry when a disaster strikes?
There are limitations on homeowner's policies on jewelry and fine arts.
Schedules are available.
- Is your carpeting covered if your child spills paint on it?
Be careful of the policy form you choose.
- Is your pool covered for all risks?
Make sure your policy is all risk on personal property as well as the building.
- Do you have full replacement cost on your personal property?
You can add an endorsement for replacement cost coverage to your policy.
